COCAS needs one skilled volunteer with land records, survey records, parcel research, assessor map, or real estate records experience to locate and organize public survey-related records for a donated vacant parcel in San Bernardino County, California.

The property is identified as APN 0339-193-29-0000, Tract 2744, Lot 71, located off Chillon Drive in the Crestline / Lake Gregory area.

The volunteer will create a public-record survey research packet that includes:
Survey Records Index listing available public records found
Tract Map / Assessor Map Summary
Boundary Information Summary based on public records
Access and Easement Notes based on available maps and records
Missing Records List showing what still needs to be requested or verified
Formal Survey Recommendation explaining whether COCAS should hire or request a licensed California land surveyor before closing, development, resale, or use

This project is limited to public-record research and document organization only. We are not requesting a legal boundary survey, engineering opinion, title opinion, or legal advice.

Expected timeline: 2–4 weeks, with approximately 2–5 volunteer hours per week.
This research will help COCAS make a responsible decision about donated land that may become a future nonprofit asset. A clean survey-record packet will help the board understand what is already known, what is missing, and whether a formal onsite survey is needed before investing nonprofit funds.

The work will reduce risk and support responsible stewardship of land that could help advance future housing, community support, cultural programming, land banking, resale, or other charitable uses for underserved community members.
COCAS is ready to begin now. We have the signed real property donation agreement, the parcel identifier APN 0339-193-29-0000, and the legal description Tract 2744, Lot 71. COCAS will provide the volunteer with the donation agreement, APN information, any existing files, and public records or links we have collected.

Staff will respond promptly, review draft findings, answer questions, and keep the scope limited to survey-record research and document organization. The final packet will be used by COCAS leadership, the board, title company, and any future licensed surveyor.
